Initial brief questionnaire

After contacting us, you will receive a brief questionnaire tailored to gather essential details about your project. This questionnaire serves as a valuable tool, providing us with a preliminary understanding of your requirements and expectations before we undertake our initial site consultation. By completing this questionnaire, you help us better prepare for our visit, ensuring that our time together is focused and productive.

Survey stage

The first stage of your project involves surveying the property and/or site. We'll visit the site to measure existing structures and necessary site features, focusing on areas where work is planned. Using these measurements, we'll create a survey drawing which would typically include floor plans, elevations, section, site plan and location plan. These drawings will serve as the starting point for the project.

Initial consultation

Once we have received your completed questionnaire, we'll promptly reach out to schedule a no obligation, free of charge visit to your home or site for an initial design consultation.

During this meeting, we'll explore your ideas and assess the feasibility of your project as well as taking you through the process. It's worth noting that planning permission may not always be necessary, as the majority of homes have permitted development rights. As part of our initial consultation, we'll thoroughly investigate and advise on these rights.

Depending on the complexity of your project, additional information may be required. In such cases, we may need to liaise with your local authority or prepare a pre-application report to determine the feasibility and likelihood of approval for your scheme. Once we've gathered all the relevant details, we'll provide you with a comprehensive quotation for our services.

Sketch scheme

Once we have produced the survey drawings, we'll develop an initial sketch scheme based on the ideas discussed during your consultation. You'll then have the opportunity to visit our office to review the sketch scheme and refine the designs for the next stage.

It's essential to understand that the sketch scheme is part of an initial discussion and may not represent the final design. This process is collaborative, and we value your input to ensure we achieve the best possible scheme for your addition.

Planning permission

If it is determined that planning permission is necessary, our planning package will be prepared and we'll proceed with the appropriate submission to the local authority. Our team will handle the completion of the application form and provide any necessary plans and supporting documentation for planning validation.

These documents form the basis of the working file, which is then assigned to a Planning Officer for review. It's important to note that the application fee must be paid before your application can be validated by the local authority.

Building regulations

Building regulations are separate from Planning Permission and are essential for extensions, conversions, and structural alterations. These regulations ensure current standards are achieved for various aspects of construction, including energy efficiency and accessibility. They are enforced through the Building Control system and supported by technical guidance documents.

We'll produce detailed building regulation drawings to ensure compliance with the latest standards. These will be drawings and documents that your builder will use to construct the project. Our services also include managing the application process and liaising with any necessary third-party consultants (e.g. structural engineers, civil engineers, party wall surveyors and health and safety consultants) to ensure you don’t need to think about anything except your new addition.
